Thank you for your reply.

As you have been on the board, do you have an estimate of the time commitment? As I mentioned the previous board I was on required a huge time commitment. At this point, getting my doctorate, I can't make that same time commitment. If you don't have a chance to see this I will inquire this evening.

The reason that there have not been any candidates listed is because not one person in this community has contacted DE or the board to run!  We have asked for the last four months for volunteers to contact the board or DE without success. 

Kent  - you state that you have not had a proxy ballot but I know that one was sent two years ago and not one person in the community sent it back! We only had the votes from the Annual meeting.  If you did not attend that is not the fault of the board. Your post is the first time I was aware that you were interested.

Lindsey - If you want to get involved, please do.  Contact DE or volunteer at the meeting.

I volunteered 2 1/2 years ago when I moved to the community.  The board was begging for people to join and only the three current board members volunteered. We would really like to have five people on the board but as I have explained the interest is not there.

We do not monitor the website often because there has not been interest from the community.  DE does not monitor the website and we do not expect them to.  I have forwarded the attic posts to them along with your (Kent) interest to be on the board.

Hope to see you both at the meeting.

Based on the CCR's I believe you would have to seek board approval for this. This is fairly standard with HOAs.

Arch Control

"nor shall any exterior addition to or change or alteration therein be made until the plans and specifications showing the nature, kind, shape, height, materials, and location of the same shall have been sumbitted to and approved in writing as to harmony of external design and location in relation to surrounding structure and topgraphy by the Board of Directors of the Association..."

I will be attending the annual meeting. I moved into this community from another HOA ran community. My former community was about 30 years old an ran in a different manner. We had monthly board meetings and for the annual meeting, when elections or other items took place that required votes we were given proxy votes. This allowed residents who were not able to attend to still cast a vote. That was the only way we were able to meet the required quorum.

I was suprised when I received the notice reminding us of tonights meeting that there was no listed candidates or board memeber potions that are held over. I am interested to see how this meeting goes and introduce myself to the board. I sat on the board of my community for two years and only withdrew once I made the decision to move. I too have thought about running for this board but again, want to see how things go tomorrow.

I have a number of items I hope to hear covered and would be interested in speaking with you more about your concerns, we may share them!

It is my understanding that at the annual meeting coming up in a couple of days, elections will be held for a 5 member HOA Board.  Are any members from the previous year holding over for the coming year?  Has any one filed for any of the positions so far?

If there is not a quorum in attendance at the meeting - which has been the case for the past two years - what arrangements will be made for a legal election?  Last year it was stated at the meeting that a ballot would be mailed out as a quorum was not present - I have never cast a vote or been ask to cast a vote since moving here about 3-1/2 years ago. 

Because of the real estate down slide all over the country, I was able to negotiate an early retirement thereby giving me a considerable block of free time.  If things look reasonable and I get some correct answer from the Board and/or the management company, I am considering placing my name in the hat as being a candidate for a seat on the Board.  I will be very up front however, I have seen some things go on in this community that are completely against real estate law and are completely illegal.  I have at my own expense ran a couple of these past by attorney for confirmation.  If I volunteer to help on the Board and if elected, everything will be operated legally and and this pledge will be retroactive to the things already in place.

I know there are only about 24 people that have registered in this web site (from an ownership pool of 133 owners).  Not a large representation will even see this post but at least it is a start.

ATTN:  HOA Board and home owners.

I am in unit 1640 on Big Oak Drive which is an End Unit as well as a West facing unit.  Several weeks ago a representative from Rocky Mountain Power was here.  His only suggestion in helping to make the upstairs easier to cool in the summer was to have holes cut in the walls of the attic with vents covering thereby providing some cross breeze in the attic.  In the summer I have to keep the down stairs at about 67 in order for the upstairs to be pleasant. Are there any restrictions to prohibit me from having the vents installed in the attic.  The outside would just be a metal grill - painted to match the exterior.

Does anyone else have the same problem and has anyone came up with any solutions that might help?  This unit only had two (2) cold air returns - one in the kitchen and one in the upstairs master bedroom behind the dpor.  I cut through the wall from the master into the hall and put another grill on that side to assist in drawing air from the rest of the upstairs into the returns.  I have also installed ceiling fans in each of the upstairs bedrooms.  Thermal or reflective glass in the upstairs South and West windows may help - but understand there might be restrictions on what can be put in the windows?

Any answers or help would be appreciated.

I was just outside weeding and watering my garden as the I have yet to notice the sprinklers in the back have been on. My neighbor told me she had received a notice stating that we can not have hoses of any kind or we are subject to a fine nor can we carry water from our house outside to water. I read through the CCRs and see nothing indicating that we are not allowed to water a garden. As I see nothing in the CCR's I am assuming that she is misinformed and I haven't received any such notice by mail.

Hi there.  I lost my garage door opener, and the manufacturer, Marantech, says I need the serial # in order to find out which opened to get.  I looked everywhere on my unit, and I can't find the serial # (it's supposed to be on a little white sticker) I beleive all the homes have the 4500 series opener; would anyone be inclined as to take a peak at it and let me know what that # is?  I would be so, so very appreciative.
